This retail and office development on the corner of Fair Oaks and Orange Grove in Northwest Pasadena is the cornerstone of economic revitalization . The development is 75,000 sq. ft. and features a major retail grocery store, Vons Supermarket, a number of both local and national credit shop tenants as well as office space occupied by The City of Pasadena. The center also includes 1 pad building occupied by Foot Action Sports Apparel and Magic Johnson’s Starbucks. The second floor of the center includes 10,000 sq. ft. of office space occupied by the City of Pasadena and has a 1400 sq. ft. community room and kitchen which the developer makes available free of charge for a number of community meetings and local events.

Project began construction in August 2000 and was completed in 4 separate phases.

• Phase 1- Vons Supermarket and site work completed in June 2001
• Phase 2 -In-Line Shops completed in October 2001
• Phase 3-Pad Building completed in September 2002
• Phase 4 – Community Room and office space completed in September 2004.

This project was completely developer financed with the City of Pasadena acquiring and assembling
the parcels and then subsequently selling the land to the developer.
